Silver Leaf Developments started a new multi-family property, but past experience taught them a painful lesson: their buildings weren’t full by move-in day, even after listing units, relying on property managers, and posting on rental platforms.

In a competitive rental market, especially heading into fall, when fewer people move, slow leasing meant lost revenue, delayed cashflow, and pressure on new projects.

They wanted to avoid a launch with empty units. Traditional methods were too passive, too slow, and too unreliable.

The Solution

We built a system that pre-leased units before construction even ended.

We introduced Silver Leaf to a modern, proactive tenant acquisition system designed to fill units before completion, not months after.

First, we built targeted campaigns and a dedicated landing page to capture and pre-qualify interested renters. Instead of pushing prospects through long, exhausting application forms upfront, we screened for the essentials first, budget, move-in timing, income, and age.

Unqualified leads were filtered out automatically. Qualified ones were passed directly to the long application with the property manager, creating a faster, smoother, higher-quality experience for everyone involved.

At the same time, we showcased the property in a way traditional listings never do, highlighting the design, lifestyle, location, and emotional appeal of living there. This turned interest into momentum, and momentum into applications.

We created high-impact videos, carousels, and ad copy that showcased not just the units but the lifestyle, design, and progress of the building, attracting qualified renters who were already aligned before applying.

The Result

The campaign delivered fast, measurable results in a highly competitive rental market. We generated 586 qualified leads at an average cost per lead of ~$17, resulting in a total cost to acquire a tenant of approximately ~$753 (including agency fees).

With unit rents ranging from $1,200 to $1,545, each tenant was acquired for less than the cost of a single vacant month, protecting cashflow and eliminating the risk of delayed lease-up. By the time construction was complete, the building was 90% leased, avoiding the revenue gap that typically slows new developments.

Just as important, lead quality remained high throughout the campaign. The property manager confirmed that applicants had strong rental history, and tenants consistently cited the building’s design, curb appeal, and overall presentation as key reasons for choosing to apply.
